Profriends: Quick Facts About Pro-Friends Payment Methods

For those who are asking about the payment process of homebuying at PROFRIENDS (Property Company of Friends Inc.), allow me to help you with that.

The price list for the home units at Pro-Friends are already on their website. But how should you pay for your Alice model at Lancaster New City or your Linden model at Carmona Estates? First, there is a reservation fee. That reservation fee cannot be paid along with the first down payment. The first down payment must be strictly after 30 days of the reservation fee. The reservation fee is nonrefundable but it is part of the overall down payment. Remember to get receipts and keep them every time you make a transaction.

After the monthly payment for the DP, the amortization (inhouse-based computation) will follow which is on a monthly basis as well. Buyers can also move in to their new home right after the DP has been paid (long as there is a go signal from PCFI). There are no hidden charges as well. Remember, the only things you need to pay are reservation fee, downpayment, and amortization.

But there are other fees which will only occur on certain circumstances like Construction Bond and Pre-termination fee. The construction bond is the payment that should be given to Pro Friends if the home owner or buyer wants to construct improvement after the house has been accepted. It is roughly around Php10,500 or more depending on the chosen project. The construction bond also pays for damages (if there are any) during the improvement or construction. The said bond is refundable though long as there are no damages during improvement or construction.

The pre-termination fee (14%) is the charge given to buyer if he or she decides to loan the Balance or Loanable Amount personally to bank or Pagibig (Individual Application). But only 42% of the pre-termination fee shall be paid by those who will apply the loan at PAGIBIG Office personally or thru SPA. There’s no pre-termination fee if buyer or homeowner chooses straight inhouse financing.
Reasons why house prices are different when browsing the Internet:
1.  Prices are higher for lots facing east or morning sun.
2.  Prices are higher for lots located near Entrance Gate, Amenities and Main Roads.
3.  A corner lot and end lot is priced higher than inner lot due to bigger lot area.
4.  Prices may have increased by the time you viewed the posted ads, so it is highly recommended to ask for an updated pricelist.
5.  Profriends, Inc. has only ONE price list for all agents and brokers.
6. Be careful and be safe. Choose your Agents well.
