I, too, was questioning this earlier when I was still deciding whether to purchase a home and while I was still choosing what home unit to purchase. I was quite baffled but then I realized that there are various factors why. Also, my agent friend told me why.

First, real estate agents have varying prices. They have their own prices depending on how much they want to earn. It’s always good to approach various agents to get the most bangs for the buck deal. But also consider the professionalism and legitimacy of the agents. Some may be the cheapest in price but they may also be the cheapest in attitude and professionalism.

Next, prices of lots vary in space and design, right? It also varies in location. Those properties facing East are pricier than those facing West. I am not sure why though. Is it because the sun rises East? Not really sure.

Then, the homes nearer amenities like village entrances, main roads, village club houses, and such are pricier. Also, those corner lots or end lots are pricier. Why? Well the privilege of accessibility is there so sellers take capital from that.

Finally, prices may differ based on the online ads because some ads are updated and some are not. It’s the sad truth. There are ads that does not even say when the ad was uploaded or posted, leaving viewers baffled on when the prices have been updated. But you can always contact the developer if you want an updated list. Of course, that can be requested from legit agents as well.

Although house units’ prices vary, take note that there are and should be no surprise or hidden charges. Legit PCFI contacts should say that and should be transparent about financing. Apart from the reservation fee, monthly deposit and monthly amortization, only the construction bond and pre-termination fee are the other charges involved in buying a home at Pro Friends. Of course, the water connection and electricity connection would also fall unto you, dear fellow buyer. Other than those, you’re good; we’re good. Nothing more to pay. So be alert and be smart; take these into mind so that you won’t get scammed or deceived.
